Take advantage of our specialized inspection services for builders, from Sighthound Home Services

You’re busy enough managing schedules, trades, and keeping the build on track. Let us handle the inspections. Sighthound Home Services specializes in builder-focused inspections for new construction, remodels, and pools. We even offer a total Builder Package, which is customizable based on the needs and scope of your specific project.

Scheduling an inspection with us ahead of the municipal inspector keeps your workflow smooth and helps you stay ahead of the game. We’ll ensure that your trades are hitting code requirements, helping to avoid costly delays and rework.

Plumbing Rough

We’ll inspect the sanitation system, before it is concealed below grade or in a crawlspace. This includes checking the drainage fall, venting, and P-traps where needed. The system shall be on test to ensure that all joints are sealed.

As you know, anything that is wrong here is expensive to fix down the road. We’ll help you catch any issues now so that your project doesn’t get bogged down later.

Plumbing Pre-Pour

Once the beams are excavated, the steel is set, and the vapor barrier is in place, it’s a good time for an important check. We verify that stacks and exposed PVC are properly isolated from the concrete, the waste line is sleeved if exiting through a grade beam, and that there are no joints in PEX water supply lines in the foundation.

We will also verify electrical conduits and the concrete encased electrode (Ufer ground) are in place. Sanitation and supply lines shall also be on test to check for leaks.

Exterior Sheathing

With the framing completed for exterior walls, and all exterior sheathing and bracing anchors installed, it’s the perfect opportunity for an inspection. We will inspect the fastener schedule and blocking before the vapor barrier is installed.

We can also provide a 3rd-party report for documentation.

Frame with MEP

We offer a flexible framing inspection so suit your needs — as either a 3rd-party frame inspection, or a full frame inspection with mechanical, electrical, and plumbing included.

Frame

We’ll begin with reviewing the structural plans to verify that all loads are being properly supported and secured per plan. We will check to make sure that framing for egress windows, safety glass, and stair layouts are to code. In addition, we will inspect for draft stopping in concealed cavities and identify any fire blocking concerns. Finally, we will check for the proper installation of any flashing and the vapor barrier to prevent future moisture issues.

Mechanical

We inspect all HVAC rough-ins, looking at the securement and support of boots, trunks, distribution boxes, and plenums. We’ll confirm that all exhaust ducts—including dryers and vent hoods—terminate properly to the exterior, and that duct materials and lengths meet code requirements.

Electrical

For the electrical system, we will ensure that grounding electrode conductor (Ufer) is properly extended to the exterior, review lighting, receptacles, and smoke alarm placement, as well as the conductor home runs and the panel placements.

Plumbing

Here we test and verify all plumbing systems including gas, supply (hot and cold), and sanitation. We will also make sure that all tubs and shower pans are properly installed. We’ll also ensure that drains have correct fall, all compression fittings are accessible, and that the system meets freeze protection and energy efficiency requirements.

Wallboard

Drywall is more than just finish as it impacts fire ratings and structural stiffness. We inspect all walls, including wet walls, and verify that fastener spacing meets requirements across the board.

Final Electrical

Before utility hookup, we perform a full sweep of the electrical system. That means checking the main service, sub panels, branch circuits, and overcurrent protection.

Final Build

Our final build inspection involves reviewing the functionality of all components and finishes. We will perform a safety inspection to verify stair safety, smoke/CO detectors, egress, and attic access. Plumbing systems are checked for potential cross connections. We’ll make sure that everything is running as it should.
